Significant Eminent Domain Cases
Eminent domain is the power of the government to take property rights from its citizens and it is one of the most serious applications of government on the governed. Urban Economics takes the application of eminent domain with all of the seriousness and thoughtfulness that the nation's founders gave it. Urban Economics has been called on many times to assist condemning authorities and property owners with providing an opinion as to full compensation for the taking of private property. The valuation of the private property rights taken and the resulting impact on the value of the property that remains, can be one of the most complex valuation situations which requires thoughtfulness and understanding.

Because of our analytical work, documentation, and ability to convey our findings in a clear and concise manner, our opinions have helped solve many complex condemnation matters. In one situation our opinion as to full compensation increased the State of Florida's initial offer from $4,500,000 to $22,000,000, a benefit to our client of $17,500,000.

When any private property rights have been inordinately burdened by government regulation or action, a property owner in Florida may have a remedy in the Bert J. Harris Jr., Private Property Rights Protection Act. Urban Economics has been working with property owners since the inception of this Act to achieve full compensation or a modification of the ordinance to restore the value of their property. We have helped the courts in Florida to define when a regulation or action becomes an "inordinate burden" on private property.


We have been accepted as an expert witness in most of the circuit courts in Florida and in Federal Court.
